As a senior appraiser, you will have the opportunity to develop appraisals on a variety of project and client types, serving both the public and private sector.

Hanson Professional Services Inc. is seeking a candidate to fill a full-time senior appraiser position in any one of the following locations: Springfield, IL; Peoria, IL; Carbondale, IL; and St. Louis, MO or St. Charles, MO offices. Full remote and hybrid working circumstances are available for this position.

Position Profile

This position requires an organized senior real estate appraiser with a proven ability to communicate well and thoroughly research and document property appraisals, remaining budget conscious and scope aware. The successful candidate will work directly or indirectly with clients and senior project managers. While primarily a position focused on property appraisals, the candidate will collaborate with land acquisition peers in the associated areas of relocation and negotiation. We are looking for an individual who is flexible, self-motivated and can function autonomously while enjoying being part of and a key contributor to the project-team culture. The job generally requires some overtime hours and day travel, with an occasional overnight stay.

A Day in Life of a Senior Appraiser at Hanson

A senior appraiser is responsible for the valuation and market analysis of real property required for use in client land acquisition pursuits, related to projects, both in the public sector and the private sector. Example clients include Federal, state, and municipal governments and agencies; utility providers; and industrial producers.

Here’s a snapshot of what you would do in this role:

+ Meet with clients, project staff and key internal stakeholders to review the scope of work, assess properties to be valuated, and timelines

+ Travel to subject property sites to meet with the respective property owners, observe the respective properties, and document any structures, grounds, real property, and improvements, as applicable, for use in valuation

+ Perform a search for comparable sales information and other influencing factors, using local and industry publications and public records

+ Using obtained data and information, prepare representative appraisal reports and appraisal review reports in accordance with the formats outlined in the Illinois Department of Transportation (IDOT) Land Acquisition Policies and Procedures Manual (LAPPM), and in compliance with Uniform Standards for Professional Appraisal Practices (USPAP) , and applicable federal, state or local guidelines.

+ Perform appraisals for property to be acquired by fee simple, dedication, permanent easement, avigation, easement, or temporary easement as defined by the client and project need

+ Provide training to local public agencies in the policies and procedures in property valuation and appraisal

+ Provide mentoring and technical training to subordinate and/or peer appraisal staff and trainees internally

+ Provide quality control/quality assurance (QC/QA) review of peer appraisers internally and externally

+ Provide review appraisal services to peer appraisers externally, as support to the project manager or under subcontract to other consultants

+ The ability and willingness to provide expert testimony and/or deposition, specifically related to eminent domain proceedings

+ Attend public meetings and interface with citizens potentially impacted by project acquisitions

+ Other duties as assigned

What We’re Looking For

We feel the following qualifications would set you up for success in this role:

Technical Skills:

+ Demonstrated experience in completing commercial, agricultural, industrial and residential real estate valuation

+ Demonstrated attention to details

+ Demonstrated ability to analyze and solve complex valuations

+ Exceptional written, verbal, and virtual meeting communication and skills

+ Demonstrated practice of thorough documentation and note-taking

+ Demonstrated computer skills, including Microsoft Office and basic GIS

Soft Skills:

+ Must be able to communicate complex technical concepts and key influencing aspects of each appraisal to property owners, clients, stakeholders and project consulting staff

+ Must be able to build effective relationships with internal and external client bases

+ Must be able to work independently and as a team member to problem solve and learn new technical skills

+ Must demonstrate an interest in experiencing a variety of assignments

Education/Experience:

Minimum:

+ Bachelor’s degree in Architecture, Finance, Business, Education, or a real estate related field

+ Possess an Illinois Certified General Real Estate Appraisal License and be in good standing within the State of Illinois, current with all continuing education requirements

+ 10+ years of experience appraising commercial, agricultural, industrial and residential real estate

+ Illinois Department of Transportation land acquisition experience and current inclusion on Approved Appraiser and Review Appraiser Listings

+ Experience providing expert testimony and/or deposition, specifically related to eminent domain proceedings

+ Familiarity with acquisition negotiation practices

Preferred:

+ Demonstrated general understanding of the Uniform Relocation Assistance and Real Property Acquisition Policies Act

+ Possess an MAI designation through the Appraisal Institute

+ Familiarity with avigation easements and a general understanding of the need and application of land Understanding of civil engineering practices
