We are currently seeking a Real Estate Transaction Manager that prepares analysis reports for the Director of Corporate Real Estate and Corporate Executives to evaluate options and make decisions on the purchase, disposition and leasing of corporate real estate. The Asset and Transaction Manager has responsibility for management of the real estate portfolio including lease negotiations, documentation, payment approval and on-going monitoring. The Asset and Transaction Manager maintains data and develops reports that are used to measure historical performance and create forecasts. Activities include property operating cost and valuation analysis, review and assessment of real estate legal documents, peer comparison analysis, monitoring of lease and other property obligations and approval of lease payments. As part of an established team, the Asset ad Transaction Manager will be involved in many attributes of the business including, but not limited to, the following:

Key Accountabilities
Prepare corporate real estate materials to provide Bank's OREO and Real Estate Brokers for Held for Sale properties.
Respond to internal and external questions regarding property characteristics and operating data.
Monitor real estate market information for the Bank's real estate footprint.
Perform ongoing market and property specific research.
Perform complicated financial modeling and spreadsheet analysis in Excel and PowerBI. Build own vs lease scenarios. Create cash flow and property valuation models.
Prepare high quality Power Point presentations to present Corporate Real Estate data to Bank's Executive team.
Assist the Director of Corporate Real Estate to develop real estate operating and capital investment strategies.
Review and analyze legal documents and third-party reports, including leases, purchase & sale agreements, appraisals, environmental reports, property surveys, property title reports and property condition reports.
Gather information regarding market data, occupancy data, expense analysis, aerials, maps, rent / sales comparables.
Familiarization with accounting regulations regarding real estate, fixed assets and equipment to assess rent versus own alternatives.
Prepare market analysis reports, including land and building values and comparable rents.
Assist Bank's OREO Department and Legal Department in preparing documentation for selling, purchasing and leasing properties.
Update and maintain data in company databases.
Utilize Real Estate property tax data from Bank's 3rd party vendor and Department's property tax administrator to perform budgeting and forecast analysis.
Work with Bank's 3rd party Lease Administration vendor to insure the accuracy of data and provide reports and data to Department Manager, Bank Executives, Bank Accounting personnel and others as needed.
Review monthly lease related expenses, insure that payment amounts are consistent with contract terms and approve payments.
Work closely with Corporate Real Estate Department Manager, Bank's OREO Department employees, Real Estate brokers and others related to bank's real estate activity.
Assist the Director of Corporate Real Estate with the training of junior staff.
Prepare financial or executive summaries for various real estate projects.
Organize and present data analysis, draw objective conclusions and make recommendations.
Maintain attorney relationships to support property ownership and lease negotiations and documentation.
Serve as primary contact for all property associations, lessors, sublessors, lessees and sublessees.
Assist as needed with the analysis and valuation of corporate real estate assets and property leases of institutions targeted for acquisition.

Qualifications and Education Requirements
At least five years' experience in real estate lease portfolio management and lease negotiations for retail bank branches, offices and tenants in a corporate banking environment.
Prefer some experience with land lease/purchase and ground up development.
Bachelor's Degree required.
Advanced degree and/or continuing education with Legal, Accounting, Finance and/or Real Estate coursework desired.
