The Network Infrastructure (NI) Global Real Estate (RE) Portfolio Strategy & Transactions organization is a small skilled and experienced team inside the NI COO organization that manages the global NI Real Estate Portfolio and Strategy, and partners with the Business Divisions and their local teams to deliver results and the best possible real estate experience. The global team is tasked with driving NI global footprint strategy, real estate cost efficiency, real estate transactions, office and labs transformation, and defining and adjusting Way of Working strategy implementation. The job requires daily cooperation with BG stakeholders in the BL's, Business stakeholders, local teams as well as key engagements with the other BG's real estate organizations. What you will learn and contribute to One of the key elements in real estate is the proper management of the real estate portfolio - by prioritization and control of the programs and projects, in line with its strategic objectives and potential to deliver. The goal is to balance the implementation of change initiatives and the maintenance of business-as-usual while optimizing return on investment. To succeed in this role, the candidate needs to be an open-minded, experienced professional with managerial skills, people skills, a strong commitment to quality, and a flair for innovative thinking who is able to manage complex transaction and asset management projects, challenge conventional thinking, presenting bold and creative solutions. Works closely with NI Real Estate teams (Portfolio Strategy & Transactions, Market Americas, Market Rest of the World, and Business Operations) to understand strategies/plans of Nokia business entities in order to develop a real estate property strategy and portfolio planning, including property solutions to meet business demand in line with real estate strategy concepts and standards; Accountable for execution of global portfolio strategy and transactions across assigned geography, with a focus on the implementation of complex real estate projects (transaction management, landlord negotiation, and business case preparation for space transformations, freehold sales, and large relocations); Translates business requirements and resulting portfolio solutions into concrete transaction service activities for transaction management collaborators; Liaise with internal and external partners when required (e.g. local real estate specialists, brokers, legal, RE colleagues, environmental teams, Landlords, Tenants/Subtenants, etc.); Prepare and present related documentation for decision-making within NI RE and Cross-BG RE governance and contribute to the preparation of Real Estate Business Cases and Investment Requests and consult on cross-market projects as a subject matter expert with specific attention to real estate negotiations and financials required; Track real estate portfolio data quality and reports; work with NI RE Markets and Business Operations and responsible collaborator teams, to help improve accuracy; Accountable for overall real estate transactions in assigned geography as it relates to leasing, development, acquisition, subleasing, and disposal of space (including freeholds); Analyze property data to evaluate market portfolio performance and is responsible for ensuring collaborator management of pipeline and critical dates, as well as optimal portfolio efficiency (reduce vacant space and related costs).
