We Are Inspired to Serve. Join us!This position is responsible for providing skilled maintenance service in conjunction with the day to day activities of the Facilities Management Department. The coordination of routine maintenance on the campus assuring that state and federal regulations are met along with all established policies and procedures within Covenant Living. This position is a working supervisor and includes participation in department work orders and projects as needed. This position supervises the maintenance technicians, security, and seasonal employees.

NATURE AND SCOPE
This position reports directly to the Facilities Management Director and is service-oriented in nature with supervisory duties. In performance of duties, the Maintenance Supervisor is entrusted with the following responsibilities:
This position is accountable for the general maintenance of all buildings, building equipment, grounds, generators, vehicles, communication systems, utilities and energy management systems to assure the facility is maintained in a safe and comfortable manner. Inspects all work of the department staff and contractors for quality and meeting standards.
Instruct and supervise Facilities employees as designated. Involved in coaching, training, scheduling, monitoring performance, evaluating performance (30 day, annual, and other as needed,) disciplining, and recommending termination. Inform FM Director and HR Director of any problems prior to disciplinary action taken. Monitor attendance, review and timely approve timecards for payroll. Assure work schedules are followed as closely as practical. Meets with staff members monthly and during their shift.
Assign preventive maintenance procedures on Facilities and specialized equipment to appropriate Facilities workers, such as, but not limited to, HVAC systems, refrigeration systems, pumps, motors, fans, fire alarms, sprinkler systems, filter replacement, communication systems, and other safety systems.
Assign written work requests to appropriate Facilities workers, such as, but not limited to, specialized repair to HVAC systems, electrical systems, plumbing systems, emergency/safety systems, auto/small engines, apartment and building repairs, etc.
Participate in any/all routine maintenance work as needed or assigned.
Assist with department ordering and payables. Orders parts and supplies for work requests, projects, and equipment repair according to procedures. Maintains an organized parts inventory, in multiple locations.
Ensure all mechanical rooms and storage rooms are kept clean and orderly and maintains inventory of storage rooms.
Monitor and participate in department On-Call procedure. Is part of the On-Call rotation. Enters On-call payments timely for payroll.
Drive campus vehicles for errands on and off campus, transportation of tools and equipment around the campus. Supervises the maintenance of company owned vehicles.
Participates on Safety Committee. Performs monthly Hazard Assessments and complete checklists timely.
Performs other duties as assigned.

In this facility each resident, family member, visitor, and co-worker is considered a customer and is vital to the success of the organization.
Reliability - Ensure maintenance tasks on campus are completed and accurate in established time frame. Completes employee performance appraisals within the time frame established by campus or corporate policy.
Assurance - Respond to requests and complaints from residents and staff in courteous, honest, and professional manner. Follow all safety guidelines. Conducts safety in-services for staff. Reports residents' change of health, physical or mental, to supervisor and/or Wellness Clinic Nurse. Maintains complete confidentiality.
Tangibles - May conduct tour of entire campus with Director or Administrator at least monthly to identify areas that need attention in order to keep facility clean, safe, inviting, and in the best possible shape to remain competitive within our industry. Ensure resident apartment is safe, clean, and in good working order at completion of assignment. Maintain work area that is presentable, professional, well-organized, safe, and in compliance with state and federal regulations. Exemplify campus dress code.
