Job Description

BLM Heritage, LLC seeks Project Manager to coordinate and schedule project work, collaborate with customers, architects, engineers, and designers for comprehensive project plans. Specific duties include: reviewing installation and material quality; addressing plan issues, resolve inconsistencies, and communicate with customers about timetables and construction issues; updating ownership on various project aspects, including timetables, budgets, and profits; ensuring compliance with safety regulations, building codes, and municipal requirements; preparing and applying for permits, analyzing municipal code, and facilitating inspections; resolving compliance issues with building and property management staff; identifying and assessing subcontractors based on company criteria; developing and refining company policies for project management, estimating, purchasing, sourcing, and business development; handling environmental and community issues, assessing risks, and performing site checks for quality oversight; establishing budget; analyzing project costs using Cost Segregation methods and creating cost segregation reports to identify and segregate costs for certain components of the property; working closely with CPA’s in completing Cost Segregation methods; estimating labor costs, construction and material costs on per square foot and linear foot basis; calculating container costs and packaging; establishing cost and purchasing policies based on square foot and linear foot considerations; evaluating and establishing exterior steel / concrete panel systems options; sourcing materials such as cabinetry, stone, tile, trim, doors, and windows, researching international suppliers as needed; coordinating timely ordering and delivery of supplies and equipment; assessing equipment, materials, and manpower requirements; managing inventory, tools, and equipment tracking; evaluating budgets, expenditures, and profit-loss projections; utilizing a purchase order system for efficient procurement processes; managing relationships with customers; reporting to ownership and management; developing pricing strategies, balancing firm objectives and customer satisfaction; strategizing and executing plans for brand awareness and increased sales through various distribution channels; managing and growing accounts using CRM and Project Management Software, customized for company needs; driving business development, achieving sales targets, and engaging with both new and existing clients; creating compelling campaigns, brochures, and marketing materials to attract potential customers; gathering competitor intelligence and analyzing market trends, prices, and distribution methods; utilizing search-marketing tactics to improve search engine rankings and web visibility; tracking and analyzing advertising campaign effectiveness, including clicks, subscribers, followers, likes, and views; ensuring marketing methods are align with the corporate brand strategy and identity; implementing social media strategies on platforms such as Meta/Facebook, Instagram, and YouTube; cultivating relationships with bloggers and Facebook group administrators for company promotion; generating content for the website, blog, and social media channels; organizing and managing events for customers, realtors, interior designers, and other resource partners; developing sales incentive programs for third-party realtors and create presentations for interior designers and architects.
