The Director, Facilities Management Projects reports to the Vice President, Facilities Management, and is responsible for leading the Project Management staff in managing and executing all aspects of renovation and construction projects.
ESSENTIAL DUTIES & RESPONSIBILITIES
Oversees and coordinates the design and construction of renovation and construction projects to meet end user needs.
In collaboration with the Project Management team, conducts yearly property assessments of all Thresholds properties with the goal to create a short and long-term budget for capital Improvements.
Prepares and coordinates accurate project budgets, schedules, designs, bidding construction and furnishing for renovation and new construction projects in accordance with agency standards.
Provides leadership to the team at the project level and of direct reports. Offers ongoing feedback to keep projects and everyone in sync.
Generates reports necessary to facilitate the workflow processes of other internal groups.
Develops and monitors construction documentation to ensure financial protection, including progress payments and general insurance.
Monitors and reviews new equipment and construction materials.
Manages capital expense projects utilizing project management software.
Develops, schedules and tracks expenditures.
Develops accurate specifications of required work and prepares RFPs for bidding.
Develops and implements the process to manage projects appropriately with all required documentation.
Provides mentorship, motivation and encouragement to maintain an efficient work dynamic in the Project Management group and the Facilities Department.
Facilitates the selection, hiring and training of new Project Management staff.
Collaborates with and assists the project management team on internal functions and processes.
Meets regularly and communicates ongoing with the VP, Facilities Management regarding current issues, project progress and action plans.
An accurate meeting agenda and project progress report is required for the weekly meeting.
Performs other related duties as assigned.
MARGINAL DUTIES & RESPONSIBILITIES:
May be required to work a flexible schedule, which may include weekends, evenings and holidays, available on-call 24 hrs.
EDUCATION:
Bachelor's degree from an accredited university or college required. Extensive management experience may be substituted for formal education requirements.
EXPERIENCE:
Familiarity with all building construction techniques is desired. Preference given for knowledge of maintenance of HVAC systems. A willingness to learn and research materials and contractor's techniques as they pertain to our population's special needs is essential.
Minimum of one (1) year of supervisory experience within a facility or construction required.
5 + years' strong experience in facilities engineering, planning, construction and project management
Reliable access to a vehicle is required. Driving required. Must be able to navigate and be comfortable in all areas of the Thresholds service delivery area.
Ability to and willingness to research building and safety needs including materials and techniques, building codes, safety codes, real estate, energy issues and other areas related to property management for persons with mental illness and make recommendations. Ability to read, analyze and interpret professional and specialized literature. Ability to read blueprints.
Excellent planning, organizing and team-building skills. Ability to work effectively and professionally with staff at all levels of the organization.
Computer proficiency in MS Project, Visio, Microsoft office, and AutoCAD
SKILLS/CERTIFICATIONS:
Valid driver's license required.
Certified Facilities Manager or Property Inspector preferred.
An architect license is preferred.
AutoCAD certified preferred.
Certified PMP preferred.
PHYSICAL DEMANDS:
May be required to climb ladders, ledges, and stairs as necessary to inspect roofs, basement, and catch basins. If necessary, it can work from heights and/or in confined spaces.
May be required to stand, walk, sit, use hands to finger, handle or feel; reach with hands and arms; climb or balance; and stoop, kneel, crouch, grasp, stretch or crawl.
Ability to lift and/or move 50 pounds.
Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Ability to work outside in all weather conditions and to travel throughout the Chicagoland area.
WHAT SETS THRESHOLDS APART:
Competitive Salary: $105,000-$125,000/year
Subject to increase based on education and experience
