Job Summary
BASIC FUNCTION:
This position is responsible for directing and managing enterprise-wide facilities operations, property management and sustainability functions.

Job Responsibilities:
Facilities Operations:

Directs, develops and manages all property and facilities management personnel in IL, NM, TX, OKL and MT.
Directs and manages the real estate assets, buildings and facilities requirements, as well as day-to-day customer service necessities for all of our business purposes and employees of our corporation.
Directs and manages effective and service-oriented customer response systems.
Directs, reviews, and approves service contracts and consultant agreements, ensures certificates of insurance for all vendors are correct and up to date.
Directs the optimization and utilization of available funds to maintain facilities in peak condition by directing, controlling, and monitoring expenses against budgets, as well as developing capital replacement plans and cost control guidelines.
Instills and fosters a pro-active customer service orientation in all direct reports by overseeing timely management of moves, adds, and changes to occupancy, promoting innovation solutions to facilities requirements, promoting timely communication to routine, as well as unusual developments within, as well as outside the corporation.
Extracts and monitors the best service possible from service vendors.
Coordinates activities with: Design and Construction, Facilities Planning, Information Technology Group, Safety and Security management, Loss Control and Insurance management, Tax and Finance management.
Develops, plans and implements annual budgets in concert with Corporate, Divisional and Departmental objectives.
Respond to all facilities related emergencies and manage control of the situation.
Comply with HIPAA, Diversity Principles, Corporate Integrity, Compliance Program policies and other applicable corporate and departmental policies.
Maintain complete confidentiality of company business.
Maintain communication with management regarding developments within areas of assigned responsibilities and perform special projects as required or requested

Property Management:
Ensures preparation and management of operating and capital expenditure budgets for property management function of 300 East Randolph and all other tenant managed properties in HCSC portfolio.
Confirms and ensures banking services for financial transactions are managed properly.
Directs and ensures tenant management of rent collections, chargebacks and reconciliations for property management activities is performed to company standards.
Directs and manages contracting services, transaction processing and supplier management is executed according to company guidelines and ensures certificates of insurance are correct and up to date.
Ensures 300 East Randolph common areas and shared amenity preventative maintenance and project management are appropriately managed.
Directs and manages relations and customer service for commercial and retail tenants.
Manager and administer tenant work orders, visitor registration and building website which coincides with CRE standards.

Sustainability:

Directs, develops, manages, and implement an enterprise-wide sustainability strategy.
Develops sustainability roadmap, identify, and manage internal/external resources to support company-wide sustainability initiatives.
Directs, develops, and manages energy efficiency and renewable energy opportunities.
Directs, develops, and implements waste program that enhances company-wide waste diversion and develop waste reduction initiatives.
Directs increased company engagement by providing internal education about sustainability through "Green" events.
Manage continuous improvement and innovative methods/solutions to increase sustainability efforts.
Increase transparency and awareness (internally and externally) regarding the company's sustainability efforts through external reporting and certifications.
