Job Description
Responsibilities:
Manage all planned maintenance tasks within the contract, including overseeing reactive calls and breakdowns. Report monthly SLAs to support the Facilities Management team with reports and participate in weekly SLA calls.
Supervise and manage the team of Technicians to support agreed SLAs and KPIs.
Review risk assessments, method statements, and permits to work for contractors on site. Ensure site inductions are conducted for engineering staff and third-party vendors.
Implement and update JLL health and safety policies, including updating risk assessments and method statements. Maintain up-to-date records of reviews and communicate updates to the team.
Maintain JLL health and safety log books to ensure accurate and up-to-date records are kept.
Conduct regular toolbox talks, record attendance, and monitor the team's participation.
Ensure the team completes monthly mandatory online training.
Maintain statutory compliance log books and records on site, supporting the Facility Manager to ensure timely compliance reports.
Support the Engineering Services Director in achieving energy-saving objectives.
Conduct regular meetings with all site staff (Facility Managers, Technicians, etc.) to hold brainstorming sessions for new initiatives and maintain effective communication.
Conduct bi-annual and annual reviews of team performance using the JLL process.
Support refurbishment and upgrade projects, ensuring timely provision of requested information and minimal impact on site operations.
Requirements:
Experience working within a planned preventative and reactive maintenance regime.
NEBOSH/IOSH or other recognized health and safety training.
Proficiency in Microsoft Office suite.
Ability to use own initiative and make independent decisions.
Minimum of 3 years of experience in a similar role, ideally in a Critical Facility managing teams of technicians and third-party contractors.
Key Performance Measures:
Achievement of account-specific SLA and KPI objectives.
Drive technician excellence through regular reviews, coaching, and attendance of provided training.
Ensure zero accidents within the team.
Conduct regular technician and work order audits, record findings, and take corrective actions.
Ensure mandatory attendance of JLL training for all team members.
Identify and flag all billable activity.
Conduct financial reviews of spending across the designated area and take appropriate actions to deal with exceptions.
