We are combining the elasticity and utility of cloud services with the granular control, security, and predictability of on-premises infrastructure to deliver high-performance, high availability, and cost-effective infrastructure services. As we are building and growing, we are seeking a high-energy Principal Data Center Sourcing Program Manager to join our Data Center Sourcing team.

The Data Center (DC) Sourcing Program Manager is responsible for due diligence in acquiring data center space and assessing related infrastructure. The DC Sourcing PM is a regional member of Data Center Sourcing team and will be responsible for performing analytics and conducting due diligence on targeted sites within existing and new regions, developing budget and schedule analysis on acquisition opportunities, coordinating commercial term implication with landlords and stakeholders, and documenting technical responses into lease agreements and associated legal documents. This will include new colocation partners, as well as lease renewals and amendments with existing providers. The DC Sourcing PM will closely collaborate with multiple teams throughout each project, and throughout the sequence of each transaction. The DC Sourcing PM will be responsible for preparing and presenting presentations in the form of program summaries prepared in collaboration with all key internal customers periodically.

Responsibilities include performing analytics and conducting due diligence on targeted sites within existing regions, new countries, and target locations. The role will be to support the team with strong analytical reporting on market strategies, outlining risks on delivery (cost and timelines) and supporting the team with day-to-day activities as needed. In addition, this role will manage or support extensive due diligence for new colocation leases and extensions as well as lease renewals. This role will work closely with our regional Site Acquisition Manager (commercial lead) on demand planning, engineering, construction, security, networking, energy, and operations teams as well as with various global teams and leaders.

+ Strong expertise with Excel and the ability to handle multiple data sets, complete functions such as VLOOKUP, index and match and pivot tables.

+ Strong program management skills with an ability to document processes, procedures and runbooks in a high growth environment that is regularly changing.

+ Understanding of information systems and how data moves from one IT systems to another.

+ Be accountable for lease due diligence from site and provider evaluation feasibility through to ‘go-live’ date – driving each performance metric (safety, quality, rates, schedule, cost, etc.) within critical timelines required by the business.

+ Handle multiple projects and coordinate with internal team members, consultants, vendors, and external partners.

+ Work with capacity (demand) planners and network specialists to understand capacity needs and site requirements in assigned metros/regions.

+ Lead cross-functional teams to evaluate, select, and recommend leases for approval.

+ Develop high-quality due diligence strategies based on technical and process expertise, within the context of time-to-market and cost efficiencies required by the business units.

+ Ongoing audit of potential sites and suppliers

+ Develop and handle all aspects site assessment and audit approval timelines presented by providers for new and existing facilities.

+ Work with internal Corporate Procurement personnel to drive executable due diligence metrics to be incorporated into lease documents.

+ Work with Finance to conduct Total Cost of Ownership (TCO) lease or build options to recommend the most favorable strategies for assigned metros.

Basic Qualifications

+ Bachelor’s degree in a relevant field

+ 6+ years of relevant experience in a high-paced environment

+ Experience in data center sector, site selection for industrial-scale projects, real estate evaluation, public process approvals, development, construction, and general awareness of utility agreements, sustainable practices, and execution parameters

+ Experience in leading complex due diligence in multiple jurisdictions, documentation, and delivery timeline mapping

+ Knowledge of mission critical environments, such as Data Centers

+ Positive Attitude: Ability to contribute consistently and positively in a high-paced, fast-changing and at time unpredictable work environment.

+ A general background in real estate development and land acquisition is a plus – with an understanding of local laws, permitting, etc.

+ General understanding of hybrid real estate solutions such as Build-to-suit, Retail, and Wholesale deployments for data center use-cases

+ Strong collaborator, working closely with multiple teams and subject matter experts

+ Confident, takes ownership, willingness to “do what it takes” to get the job done with proven experience leading complex negotiations/initiatives to successful completion

+ Ability to be a strong teammate, plus an ability to deliver independently; must be able to deliver results or projects in a timely manner within project metrics

+ Proven ability to apply critical thinking in complex situations

+ Strong analytical, creative thinking, written, and verbal communication skills.

Range and benefit information provided in this posting are specific to the stated locations only

US: Hiring Range: from $87,800 to $199,500 per annum. May be eligible for bonus and equity.

Oracle maintains broad salary ranges for its roles in order to account for variations in knowledge, skills, experience, market conditions and locations, as well as reflect Oracle’s differing products, industries and lines of business.

Candidates are typically placed into the range based on the preceding factors as well as internal peer equity.

8. Paid time off: Flexible Vacation is provided to all eligible employees assigned to a salaried (non-overtime eligible) position. Vacation accrual is prorated for employees working between 20 and 34 hours per week. Employees working fewer than 20 hours per week are not eligible for vacation.
