Development Project Manager


A Development Project Manager is responsible for providing technical support to the project development team on all aspects of a real estate development project from early conception through completion.

As a Development Project Manager, you will:
Work with the Regional Market President(s) to generate new business opportunities and determine optimal financial structures and funding sources.
Identify market and site identification for LIHTC, Workforce Housing Projects, RAD, etc. housing projects.
Manage pre-development work such as QAP Site scoring and viability, QCT/DDA status, local government support, community support site design and financial feasibility.
Obtain entitlements, and attend entitlement meetings, neighborhood meetings, and community events.
Assist with obtaining entitlements, and attending entitlement meetings, neighborhood meetings, and community events.
Work with Market President and Financial Analyst to determine optimal financial structures and funding sources.
Network and build relationships with municipalities, non-profits, brokers, and landowners to source potential real estate prospects and track upcoming RFP's.
Provide on-going coordination between architects, contractors, and other members of the project development team.
Coordinate and submit responses to application paperwork such as Requests for Qualifications (RFQ's) and Requests for Proposals (RFP's) for potential future development opportunities with a focus on affordable and mixed-income rental housing.
Prepare preliminary market studies, maintain project schedules, submit funding applications, and follow up documentation, prepare post award documentation and submit according to deadlines.
Conduct strategic planning for future development sites and activities.
Maintain a high level of understanding of federal and state tax credit markets, real estate closing processes, and legal documentation related to affordable housing transactions.
Participate in events held by Affordable Housing support organizations, state conferences, and other community programs sponsored by government and non-profit organizations.


What do I need to qualify to be at Development Project Manager?
Bachelor's degree in real estate, Finance, Business Administration, or another related field.
3-5 years of experience with state or federal housing programs, LIHTC program under Section 42 is preferred.
Knowledge of affordable housing issues and programs, and a passion to create service-enriched housing options for low and moderate-income households.
Experience with Microsoft Office (i.e. Word, Excel, Outlook, PowerPoint) and Adobe Acrobat.
Must possess proficient ability to communicate in English in oral and written format.
Ability to apply discretion with confidential material.
Ability to maintain a high level of accuracy.
Ability to effectively apply analytical and problem-solving skills.
Excellent time managing skills with the ability to multi-task, prioritize and meet deadlines.

Pay Range: $65,000 - $75,000 per year
