Job Description
Maintenance Mechanic III – Skilled Maintenance TechnicianThis is the team’s highly skilled maintenance position, responsible for advanced repairs and restoration of vacant residential units. The technician performs skilled plumbing, HVAC, electrical, carpentry, drywall, flooring, painting and general building maintenance work.
Responsibilities
- Diagnose and complete advanced vacant-unit repairs.
- Repair plumbing, electrical and mechanical systems and appliances.
- Repair/replace pipes, toilets, sinks, tubs, showers, valves and fixtures.
- Install, tape, sand and finish drywall.
- Frame and repair walls, ceilings and floors.
- Repair/install doors, jambs, locks and hardware.
- Install countertops, vanity tops, cabinets and medicine cabinets.
- Repair subfloors and flooring.
- Perform advanced painting, patching and plaster repairs.
- Troubleshoot water and gas leaks within authorized scope.
- Perform appropriate HVAC maintenance and repairs.
- Repair electrical components and branch circuits within authorized/licensed scope.
- Determine materials, tools and repair methods needed to restore units.
- Complete quality-control inspections and punch-list repairs.
- Mentor and assist Maintenance I and II employees.
- Maintain safe, clean and secure work areas and protect Authority property.
Skills & Experience
- Minimum 3 years residential/apartment maintenance, construction, rehabilitation or similar experience.
- Strong troubleshooting and problem-solving skills.
- Experience with carpentry, drywall and general building repairs.
- Plumbing repair experience.
- Basic/intermediate electrical knowledge.
- Experience with doors, locks and hardware.
- Flooring/subfloor repair experience.
- Ability to use hand and power tools safely.
- Ability to independently assess and complete unit-turn repairs.
- Ability to lead or supervise less-experienced technicians when needed.
- Ability to work efficiently and meet project deadlines.
Education: High school diploma or GED required. Trade school or relevant technical training preferred.
License: Valid driver’s license required.
